The real estate investments we make are long term, this is not a get rich quick investment. We estimate the hold to be 10 years. It could be more, it could be less, and we have the sole discretion to hold the asset longer if needed. We want to exit the deal, at the best time possible. Over long periods of time with inflation, rent increases, and market changes we are looking for the best opportunity to capitalize in each deal. We do not want to
be forced to sell a property, just because we hit a specific year mark, we want to distribute the most amount of money possible to our investors. If a
property cashflows so good, and keeps going up in value, there really isn’t a good reason to sell it. On the other hand some properties we buy may go up in value very quickly with forced appreciation, along with the right market conditions, that may be a reason to exit sooner. Each deal is a case by case basis, and we want to make sure and put the returns to our investors at the top of our list.

Yes, all investing involves risk. We work to minimize the risk as much as possible, by conservative underwriting, and buying the right locations and markets. Over long periods of time real estate investing (the type of assets we target specifically) have been proven to be less volatile then the stock market.
